Technical presentation> Introduction

The project is based on analysis of existing landscape, which is
identified as a key point of reference on which to focus efforts
to improve the quality of the territory in which they will
operate.
The property in question is located in the extreme slope of the
municipality of Marano sul Panaro, thus depending on an
administrative level by this administration, but on a sort of
knoll overlooking directly on Castelvetro of Modena, with which
it is connected directly by road, and just a few minutes.
Additional element of uniqueness is the estimate of new building
- which will be developed in the new village - beyond which
there are no other similar reality
The project sees the landscape in its broadest sense, focusing
on individual rather than on individual buildings or areas which
have aesthetic values of beauty, but the scope of which together
constitute an expression of history, culture and nature of the
place.
Therefore, the total action, which includes the recovery and
restructuring of the village and the ancient settlements of
rural origins, and the new building, is characterized by the
following criteria:

maintenance of the characteristics, values and patterns,
taking into account the architectural types and the
techniques and traditional building materials;

compatibility and sustainability with the different levels
of values so as not to diminish the value of landscape and
territory, particularly the preservation of vegetation
structure and agricultural areas;

creating a
new landscape value, the new village, coherent and
integrated with the existing value, the old village, which
is also the subject of urban Recovery-building.

From a naturalistic
and environmental point of view, the project idea is based on
criteria of minimal impact in the context in which it operates -
three hundred meters of altitude in an optimal position for the
wholesomeness of the air and the landscape - and favors
logistics solutions aimed at saving water and energy, the use of
renewable resources and upon the principles of green building.

correlati ai peculiari caratteri dell’area in oggetto, inserita
in un ambito paesaggistico di riferimento caratterizzato dalla
presenza di ampie aree agricole coltivate a vigneto e a
seminativo, da boschetti in parte già esistenti ed in parte
creati direttamente dalla proprietà a tutela del crinale, dalla
presenza di bacini d’acqua utilizzati a scopi agricoli e di
calanchi che durante la stagione primaverile ed estiva si
ricoprono dei fiori gialli delle ginestre.
These design and operational criteria are closely related to the
peculiar character of the area in question, included in a
reference landscape characterized by the presence of large
agricultural areas cultivated with vineyards and arable land, of
thickets already existing and some created directly from the
property to protect the ridge, the presence of reservoirs of
water used for agriculture and gullies that during the spring
and summer will hold the yellow flowers of the broom (Ginestra,
Calicotome villosa) .
Depending on the historical and architectural values, the design
idea in question is developed on the concept of the village,
intending to achieve with the new building a natural extension
of that existing in consistency and continuity with it through a
reorganization of the spaces open and the drive and pedestrian
paths, and the vegetation structure in order to enhance the
image, values and identity of the social landscape of reference.
The plurality of settlements types that go to Properties Misley
- existing and forecast - to offer multiple solutions, amongst
them complementary, namely:
- Old town = more appearances in a historical context "harvest";
- New town = more attendance with more flexible areas ;
- Settlements of rural origins on the ridge = green volumes and
areas of significant extension.
